What we cover

  • First-time landlords and accidental landlords
  • Limited company (SPV) and personal-name borrowing
  • Rental-coverage calculations run before you commit

Most buy-to-let mortgages are not regulated by the Financial Conduct Authority.

How we help

Buy-to-let lending is decided by rental coverage and lender stress rates as much as by your income. We run rental-coverage numbers first, so you know what borrowing is realistic before you offer on a property.

How Phillip can help

  • Working out what lenders might lend from the rent the property is expected to earn, using each lender’s own rental calculation.
  • Showing how lenders treat borrowing in your own name and through a limited company. Which suits you is a tax question for your accountant.
  • Letting out your current home: asking your lender for permission to let, or remortgaging to a buy-to-let mortgage.
  • Remortgaging a property you already let when its deal ends.

What to have ready

Nothing is needed for the first call. When you go ahead, it helps to have:

  • The property’s price, or its value if you already own it, and the rent you expect it to earn
  • Your income, and the deposit or equity you’re putting in
  • Details of any properties you already let: their mortgages and rents

Our fees

There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances, this could be up to £499 but a typical fee would be £199.

We also receive a commission from the lender.

The first call is always free.

Buy-to-let questions

How much can I borrow on a buy-to-let?

It depends mostly on the rent. Lenders check that the expected rent covers the mortgage payments by a margin they set, worked out at a higher test interest rate, and many also look at your income. Each lender’s calculation differs, which is why we run the numbers before you offer on a property.

Should I buy in my own name or through a limited company?

It depends on your tax position, so speak to an accountant before you decide. We don’t give tax advice, but we can show you how lenders treat each route and what you might be able to borrow either way.

Can I let out the home I live in now?

Only with your lender’s permission. Some lenders give consent to let for a while; otherwise you would remortgage to a buy-to-let mortgage. Letting without telling your lender can breach your mortgage terms.
