From estimates to advice

The check you used and the advice we give come from the same firm.

The affordability check works out estimates from what you entered. It isn’t advice: it can’t tell you which mortgage suits you, or whether a lender will lend to you.

When you speak to us, we:

  • look at your full circumstances: your income, outgoings, credit history, deposit and plans
  • research mortgages from lenders whose criteria fit your situation
  • explain what we recommend and why, and give you the lender’s illustration setting out the costs
  • submit your application, deal with the lender’s questions and keep you updated through to your mortgage offer
  • stay in touch until your mortgage completes

Which mortgages we look at

We offer a range of first charge mortgages from across the whole of the market, but not deals only available direct from a lender.

What we can help with

  • Buying your first home

From working out a realistic budget to your application, including any schemes that could help.

  • Moving home

Whether to port your current deal or take a new one, any extra borrowing, and the timing around your sale and purchase.

  • Remortgaging

Your options when your deal is ending, whether that’s a new deal with your current lender or a move to a new one.

  • Shared ownership and new build

How lenders look at the share you’re buying, new-build homes and builder incentives.

You’ll pay rent on the share you don’t own, plus any service charge, on top of your mortgage. Falling behind on the mortgage or the rent could put your home at risk.

  • Self-employed and complex income

How different lenders read accounts, contracts and other kinds of income.

  • Credit issues

Which lenders’ criteria may fit your credit history.

Lenders that will consider you may charge higher rates or fees, or ask for a bigger deposit.

If you’re worried about debt, you can get free, confidential debt advice from MoneyHelper.

  • Buy-to-let

Buying or remortgaging a rental property, in your own name or through a limited company.

Most buy-to-let mortgages are not regulated by the Financial Conduct Authority.

  • Protection

Life insurance, critical illness cover and income protection, alongside your mortgage or on their own.

We don't charge you a fee for protection advice. If you take out a policy through us, we're paid commission by the insurer.

How it works

Whether you're buying or remortgaging, here's what happens and how we help at each stage.

  1. Step 1

    Talk through your plans

A free 20-minute phone call about your circumstances and what you're looking to achieve. We ring you at the time you pick.

  2. Step 2

    Review your options

We research lenders whose criteria suit your situation and talk you through our recommendation.

  3. Step 3

    Apply with support

When you decide to go ahead, we submit your application and keep you updated through to offer.

  4. Step 4

    Through to completion

Your solicitor or conveyancer takes things from offer to completion. We stay in touch until you get the keys or your new deal starts.

Questions people ask

Do you only advise people in Wales?

No. We’re based in Cardiff, but appointments are by phone, so we can advise you wherever you live in the UK.

Do I need to do the affordability check again?

No. Phillip will go through your full circumstances with you on the call, so there’s nothing to redo first.

Will you credit-check me?

No. An initial conversation involves no credit check at all. If you later apply for a mortgage, the lender will run one — and we'll tell you exactly when that happens.

How do you get paid?

Your first call is free. There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances, this could be up to £499 but a typical fee would be £199. We also receive a commission from the lender. Any fee and the commission are disclosed in writing, and you'll see them in your illustration.
